<p style="text-align: justify;">The Poppenhusen Institute was built in 1868 during the Victorian era in an Italianate style.  The Institute is a community facility providing activities and various programs for the community of College Point, Queens, NY.  VBA accessed the buildings&#8217; existing conditions and created a plan for rehabilitating the building in different phases.  The interior finishes, exterior envelope, ADA compliance,  infrastructure, and public safety issues were all surveyed and evaluated.  The scope of work was prioritized and cost estimates were provided for each item.  VBA was also commissioned to design an ADA upgrade for the historic building, integrating an ADA elevator, exterior ADA entrance, ADA bathroom, period style lighting, and Auditorium egress into the historic fabric.</p>

<p style="text-align: justify;">Grand Street Settlement is a community center that serves the lower east side of Manhattan, NY.  For this community facility constructed circa 1970 VBA performed a needs assessment, including an existing conditions survey and programming report.  The facility serves all ages of the surrounding community but currently cannot meet the demands placed upon it.  To address the facility&#8217;s long term needs several options were explored in the Schematic Design phase.  This included a study to relocate an adjacent playground to accommodate the addition and overall site improvements to better highlight the facility.</p>
