Preliminary Services
In many situations, before committing to a full scale design and construction program, a client may wish to broadly explore the feasibility of a project with regard to site selection, size of building, costs, and schedule. VBA provides services which address any or all of these issues, placing the client in a position of knowledge and confidence prior to commitment of full design services:
Feasibility Study
A practical investigation of pertinent data to determine the physical and economic potential and viability of the project. Such a study may include basic layouts, preliminary cost estimates, and overall recommendations.
Programming
A comprehensive tabulation of a project’s facility requirements specifying areas, critical dimensions, furnishings, adjacency requirements, and special functions. The facility program is supplemented by a qualitative description of building needs. Special attention is given new legal requirements including the provisions of the American Disabilities Act.
Site Analysis and Selection
A study of natural factors including location, topography, soil conditions, drainage and view. This analysis provides a full examination of the potentials and problems of a site, and assists in evaluating its appropriateness for a particular project.
Zoning Analysis
An exploration of the possibilities for building configuration based on regulations defining bulk, positioning and building profile.
Building Master Planning
The development of a long term coordinated approach to projects that involve multiple buildings and complex phasing.
