Standard Architectural Services
VBA provides all customary services associated with architectural projects. Each phase of work is tailored to the needs of the specific client:
Schematic Design
Based on an agreed upon program and budget, several alternative approaches to the project are developed. After evaluation with the owner, the most promising concept is completed in schematic terms, illustrating the basic form, relationships, character, and costs.
Design Development
Based on the approved schematic design, the size and character of the project are fixed as to architectural, structural, mechanical and electrical systems. A comprehensive response to regulatory requirements including ADA and life safety is developed. Estimated construction costs are refined.
Contract Documents
Working drawings and specifications are prepared that describe in detail all requirements for construction. Documents prepared by consultants are coordinated with the architectural drawings. Consultants generally required are structural, mechanical, and electrical engineers. Others may include landscape, lighting, acoustical, fire protection, or traffic consultants. During this phase, VBA will assist the owner in filing required documents with government agencies for necessary approvals and permits. The construction cost estimate is finalized.
Contractor Selection
VBA can help the client find an appropriate contractor. In addition various contracting approaches can be explored such as early negotiation, formal bidding, or construction management.
Construction Administration
During construction, VBA will review contractor’s submittals, provide clarifications of contract documents and visit the site at appropriate intervals to check work for compliance with drawings and specifications. These services are provided from construction kick-off through final punch list.
